Countrylane Woods II subdivision is located in the forested hills of west St. Louis County in Manchester, Missouri. CLWII was created in 1974 as a Planned Residential Development District (PRD) under unincorporated St. Louis County guidelines then transferred to the City of Manchester in 1999. The purpose of the PRD for the developer was to encourage planned residential developments as a means of creating a superior living environment, to promote a variety in housing types and to offer an opportunity for design flexibility. The result is improved use of land, provision of open space and protection of the natural beauty of the land. Because of this, CLWII has more ground protected from any development (more open space and more wooded areas) than most St. Louis County. Approximately 54% of homes back to either wooded areas or large open common ground.<\/p>\n<\/blockquote>\n\n\n\n

The management organization (Countrylane Woods II Homeowners Association or “Trustees”) of CLWII is a Missouri non-profit corporation, with Indenture of Restrictions<\/a><\/strong> governing many aspects of the subdivision. A group of 5 elected Trustees are responsible for care and maintenance of all common land and facilities, including a landscaped recreation areas containing a two-story clubhouse, three pools with showers and restroom facilities, tennis and pickleball courts, picnic areas, baseball\/softball backstop and a playground.<\/p>\n<\/blockquote>\n\n\n\n

There are 497 homes in CLWII, 310 are cedar terrace homes, and 187 are traditional homes. RGB Construction\/North County Reality Company (Kemp Homes) selected three architectural designs for the PRD: traditional, contemporary cedar terrace, and multi-story designed apartments. The apartments are now separately managed and are not a part of CLWII. The cedar terrace homes have 100% of their exterior covered in T1-11 vertical wood siding. Most garages are detached and houses are built on zero lot line basis. There are three separate sections of cedar terrace homes, each of which has a “no outlet” access street to minimize vehicle traffic. The exteriors of the traditional homes include wood, vinyl, brick, etc. and are not zero lot line developed with larger lots than the cedar terrace homes.
